You found the property and made an offer. What next?

The solicitor is appointed and KYC begins. But one step protects you independently: confirming physical condition and value through a survey.


Why Commission a Survey?

The seller presents the property in its best light. In England, caveat emptor (buyer beware) applies — the seller's duty to disclose hidden defects is limited.

Discovering structural problems after completion is the buyer's problem.


Survey Types

1. Mortgage Valuation

A brief inspection by the lender's valuer. It protects the bank, not you.

  • Checks whether the property supports the loan amount
  • Does not examine structure in detail
  • You may not receive a copy

Cost: Usually included in mortgage fees.


2. RICS HomeBuyer Report

Standard buyer report under RICS (Royal Institution of Chartered Surveyors) standards.

Covers:

  • Visible structural issues (cracks, damp, subsidence)
  • Urgent repair items
  • Items to monitor
  • RAG (Red-Amber-Green) rating system
  • Market value estimate (optional)

Suitable for: Standard construction, reasonable condition, post-1950 stock.

Cost: £400–£800 (by size)


3. RICS Building Survey / Full Structural Survey

The most comprehensive inspection — for older, larger, unusual, or renovation projects.

Covers:

  • Deep structural analysis
  • Roof, foundations, walls, windows in detail
  • General assessment of electrics and plumbing
  • Estimated repair costs
  • Legal compliance notes

Suitable for: Victorian/Georgian period property, large houses, pre-1919 buildings, refurb projects.

Cost: £800–£2,000+


4. New Build Inspection

On new builds, an independent snagging survey before handover is recommended. Hundreds of items are checked — from door seals to electrics. The developer must remedy defects before completion.


How to Find a RICS Surveyor

  • RICS Find a Surveyor: rics.org/find-a-surveyor
  • Prefer surveyors with Knightsbridge / prime experience
  • Obtain three quotes — cheapest is rarely best

Survey Results as Negotiation Leverage

If the survey reveals serious issues:

  • Renegotiate price with the seller
  • Require repair before completion
  • Withdraw if the deal has not exchanged

Survey Realities in London Prime

Period properties in Knightsbridge and Belgravia (Victorian, Georgian) usually need a full building survey. Roof condition, pipe lagging, lead pipes, and slate/tile condition matter.

In Nine Elms new builds, a HomeBuyer Report may suffice — but add a snagging survey separately.
